Wood Floor Restoration

Floor Sanding Experts will visit your home or office to assess your existing floor and its condition. In accordance with what you are looking to achieve from your floor renovation project, we will respond by putting forward our recommendations for what is needed to repair and restore your floor in order to return it to its original beauty.

We always prefer to repair existing floorboards, however we do appreciate that this is not always possible. We will recommend the sourcing of reclaimed floorboards that will match your original as closely as possible once sanded if we determine that there are some which are beyond repair.

Gap Filling

Once restoration is underway it makes sense to fill any unsightly gaps. This significantly reduces draughts and adds to the aesthetics of the finished floor creating a smooth and seamless visual appearance.

Floor Sanding Experts use traditional methods for gap filling. Depending on the width of the gap and the floor traffic expected, we will either use a composite mixture of sawdust and resin as a filler or thin slivers of wood which are inserted into the floor board gaps and glued into position.

Once all old tacks and nails are removed and remaining nails and floor brads are punched beneath the surface of the floor we will commence sanding. Floor Sanding Experts don’t use the outdated drum sanders that are still used by some companies. Instead we operate continuous belt machinery that is virtually dust-free (of course there will always be some dust, but we undertake to minimize this by masking/screening and frequent vacuuming).

Sanding is a 3-fold process. Firstly we carry out an overall sand with a coarse-grade paper. This will remove any old finishes as well as any dents and pits to the surface of the wood. If your floor has never been renovated it may still have some Victorian shellac applied to it (the staining applied to the edges of the floor usually around the edges of the floor). If this is the case we will need to hand prepare this surface as the sticky shellac will quickly clog the sanding pads Once we have a clean surface we will lightly sand with a medium-grade paper and finally, using a very fine-textured sand paper we will remove the tiniest of imperfections leaving a smooth, silky surface.

Staining

If you are looking to change the colour of your base floor, for instance darkening a pine floor you need to consider staining the floor prior to varnishing. We always recommend staining and varnishing if required, takes place in two stages rather than using a coloured varnish. You will maintain far greater control over the colour this way and also durability is enhanced because as the protective varnish or sealer gradually wears over the years it will not affect the floor colour which will remain beneath it.

You may also choose to paint your floor or to apply a coloured wax (such as lime wax) which will produce a soft tinting effect through which the wood grain will remain fully visible.

Whether you chose to seal your floor with a varnish, wax or oil or whether you chose a paint finish will depend partially on your personal choice but also on the traffic the floor will be experiencing. Floor Sanding Experts will work with you to assess the best sealer for your floor.

Varnish

Varnish or lacquer is the product typically used for mid to heavy traffic areas. The recommended finish would be a polyurethane lacquer which is highly resistant to wear but it may create some discolouration to the floor beneath it. It is however, not a natural material and in some instances can restrict the breathability of your wooden floor.

Alternatively for areas which will experience less usage a part polyurethane/part acrylic floor varnish might be preferable. This will not yellow or darken the wood in any way. For lacquered/varnished floors we would always recommend 3 applications. Varnishes will produce a matt, satin or high gloss finish depending on option chosen.

Wax and Oil

Both wax and oil are completely natural floor finishes and Floor Sanding Experts would recommend the use of these products where possible. Not only are these products safe for you, your family, your home and the environment they offer the softest and most mellow of finishes leaving your floor able to breathe naturally. Wax or oil finishes would require 2 applications.

Polishing / Buffing

Once your chosen floor finish is applied and has fully dried, we will use our soft buffing machines (and hand-polishing where required) to bring a wonderful sheen to your newly-finished floor. All that will remain is for you to return your furniture to your room (we can help with this – please discuss this during our assessment visit), and enjoy your revitalized living space.
